jimamen 🏗️ Thinking about buying a new build? That friendly sales rep in the model home? They work for the builder. Not you. 💼 Their job is to protect the builder’s bottom line, not yours. 👀 So if you want someone in YOUR corner, bring your own agent on your FIRST visit. 🤝 Before the NAR settlement, builders could basically shut that door if you showed up solo first. That rule is being challenged now, but many are still enforcing it. ⚖️ Your agent can negotiate to have the builder cover some or all of their compensation. But only if they’re registered from day one. 📋 That’s my take. What’s yours? Drop it below. 👇 Follow me for more value. ✅ DRE #01841461 | Corp #02022092

jimamen Real Estate as a Side Hustle WILL FAIL You. 🚨 The failure rate is 90 to 95 percent and I see it every single month. 💀 Most new agents think keeping their 9-to-5 is the safe move. It is actually what kills their business before it ever starts. The fix is not what you think. 👇 Watch the reel. Then drop a 1 or 2 in the comments. 1 = side hustle works 2 = it sets you up to fail Let’s talk about it. ⬇️ Follow for more real talk on building a real estate business the right way. 🎯 DRE #01841461 | Corp DRE #02022092
jimamen 🚨 Playing hardball on legitimate repair requests is a losing game. Structural issue found after offer? The buyer had zero way to know that going in. Now that report exists, the seller MUST disclose it to every future buyer. Refuse and move on? You’re just passing the liability to the next deal. New buyer finds out, sues the seller. Listing agent gets a state complaint filed. My take: negotiate hard, but meet in the middle on legitimate requests. It protects everyone at the table. What would you do in this situation? Drop your take below 👇 As always, follow me for more value. DRE #01841461 | Corp #02022092
So if the remedial is agreed upon and the dates provided by the contractor are too far out, can you still settle if both parties agree on a future remediation (excluding VA and FHA loans)?
Wow, never thought it like that before. Thanks for this amazing information man. This could literally save someone from a massive lawsuit. More people should watch this.
