What happens when the city requires a repair before closing… but the buyer’s appraisal and loan are already done?

We just had this happen with a septic system. The seller wanted the buyer to increase their loan to cover it… but once the appraisal is done, you usually can’t just increase the loan amount.

So who pays? 💰

If the city requires the repair to sell the property, the buyer usually has the leverage and the seller often ends up making the repair.

Of course, the seller could always cancel, fix it, and relist at a higher price.
