🚨 Don’t let your seller assault your pest inspector.
We had a situation last week that every listing agent needs to hear.
The home was supposed to be vacant. It wasn’t. 🏠
The seller was there when the pest inspector arrived, and the listing agent never explained what a pest inspection actually covers. The seller thought they were just looking for termites.
They had no idea the pest inspector would be:
🔍 Checking for water leaks
💧 Looking for water damage
🪵 Probing for dry rot
🔨 Making noise throughout the house
The seller lost it. Started yelling and screaming. The pest inspector walked out.
Then came the accusation that the pest inspector caused a plumbing leak.
Fortunately, prior inspection reports proved the leak was already there before he ever stepped foot in the door. ✅
But here’s the real issue…
This never should have happened. 👇
As a listing agent, it is YOUR job to prepare your seller for every inspection that walks through that door:
✅ What type of inspection it is
✅ What areas they will access
✅ What noises to expect
✅ What they might find
✅ And any potential red flags to watch for

2 honestly I feel like there really is no such thing as free from politics when it comes to the government or federal agencies. Everyone is influenced by something whether it’s their family, friends or their own political belief. Maybe I’m to cynical but that’s my opinion.
