In our market right now, insurance companies are getting a lot stricter. Many carriers want at least 5 years of life left on the roof to issue a policy.

In the past, a 2-year roof certification was usually enough to get through escrow. Not anymore.

Now what we’re seeing is this:
Buyers close escrow… and 30, 60, or 90 days later the insurance company cancels the policy if the roof doesn’t meet their standards. 🚫

That’s why more deals now require negotiating a new roof before closing or structuring a solution with the buyer and seller so the property stays insurable. 🏡🔨

 🚗 Take a gig job like Uber, DoorDash, or Instacart and put that extra income into a dedicated housing account
 📉 Upload your bank and credit card statements to ChatGPT to create a monthly budget and identify spending you can cut

Stacking extra income + smarter budgeting for 1–2 years can help build a down payment.

One of our agents was helping with a For Sale By Owner, and the seller didn’t want to use escrow. 🚩

Turns out… the son was trying to sell the home, but his father was actually the owner and was out of the country.

Here’s the scary part 😳
In California, manufactured homes are transferred through HCD, and the documents don’t have to be notarized.

So technically the son could have signed the paperwork… even though he wasn’t the owner.

💡 If the deal goes through escrow, there are notaries, verification, and protections for both buyer and seller.

My opinion? Always use escrow.
