Apple just invested $2.9M in Elk Grove. 🍎
And most people aren’t talking about it.

With platforms like Zillow, Compass, and Redfin pushing private, coming soon, and off market listings, more inventory is starting to live outside the MLS

If that continues, the MLS risks losing relevance unless it adapts

To stay competitive, it needs to:
⚡ Simplify complex rules
💻 Build better technology
⏱️ Respond faster to market changes
🤝 Make it easier for agents to join

A single source of inventory benefits everyone, but the MLS has to earn that role moving forward

📍 So tell me in the comments, what else does the MLS need to do to avoid becoming irrelevant?

We had a buyer ready to cancel. Not because they didn’t love the house. They just didn’t have enough left over to fence the backyard for their dog. 🐾
Our agent sat down, asked the right questions, and negotiated to have the seller install the fence.
Buyer happy. Seller happy. Dog VERY happy. ✅🐶
Before you send that cancellation paperwork… have the deeper conversation first.

The city is sitting on a $2.2 billion infrastructure problem…aging pipes, outdated sewers, and storm drains that haven’t been touched in over 100 years.
Rate increases are coming in 2027-2028.
Here’s what got me though 👇
They hired a marketing firm to figure out how to tell us BEFORE they even released the full plan.
I’ve been in this market 30+ years.
Show me the work. Then ask for the money. 🏠
Higher utility costs affect what people can afford to own. This is a real estate story, not just a city budget story.
👇 Drop a comment…are you okay paying more if the work actually gets done? Or should the city find another way?

But when do they actually benefit the seller?

After 20+ years, there are only a few real scenarios:
🔒 High profile sellers needing privacy
✈️ Out of country owners concerned about security
🛠️ Severely damaged homes not ready for the open market

Outside of that, most sellers make more money with full exposure and competition 📈

Don’t let trends cost your clients money

They need to adapt to the changing market and changing demands of agents. Like maybe adding an off market option.
And create rules that work with agents not against them. Be our partners, not our managers. Yours up there is particularly pretty harsh compared to the ones down here.
