Let me be clear.
If a buyer’s agent negotiated an HVAC repair and the seller agrees, you need documentation. Not a screenshot. Not a text thread. Not a photo of someone standing next to the unit. 📸❌
You need a receipt from the licensed HVAC contractor. 🧾✅
That receipt should include:
What work was performed. 🔧
What parts were replaced. ⚙️
What warranty is being provided. 📋
Confirmation the system is fully operational. ✔️
A text message is vague. It’s unverifiable. It protects nobody. 🙅
And as the buyer’s agent, it’s your job to protect your client, not just check a box so the deal closes. 💼

But studios starting at $1,815 and two bedrooms going up to $2,874 per month got me thinking… 🤔
Tower Records was built by working class music lovers. Regular people who made that corner a cultural landmark not just for Sacramento but for the entire world. So the real question is, can those same people afford to live there now? Or does this building have to target a completely different audience to fill those 67 units? 👇

Personally I’m going to hope for Golding the line as risking inflation which would eventually in turn drive up prices and rates as well. So in my opinion lowering them now to potentially cause inflation to go up sound like a risk nor worth taking but ya never know what others will do or think.
