jimamen If you don’t know the verbiage in the purchase agreement, you are not ready to represent a client. We had an agent on the other side of a deal send over a cancellation. But in our market, you can’t just send a cancellation. You have to send a 2-day notice to perform first. Only if the buyer still doesn’t perform can you then cancel. This agent didn’t know that. And we had to educate them on it. You never want the agent on the other side of the negotiating table educating you. That is an embarrassing position to be in for your client. My take: Read every single word of the purchase agreement before you ever write an offer. jimamen 🍑 If your offer strategy bites you in the tooshie… what do you do? We had a buyers agent come in 10% under list on a fresh listing. Seller didn’t even counter them. Only countered the realistic offer. 👀 So what did that agent do? Pivoted FAST. Raised to list price. Accepted as-is. Gave the seller the option to pull their counter from the slower buyer. And they won. 🏆 The strategy that gets you in the door isn’t always the one that gets you the keys. Knowing when to ditch it and move is what separates good agents from great ones. That’s my take.
