We just had a situation where the listing agent sent a Notice to Perform to pressure our buyer client during a repair negotiation. The problem? They checked the ALL contingency removal box while the buyer still had active time on the preliminary title report because it was issued late. ⏱️ That NTP was dead on arrival. Their leverage play failed completely.

Here’s a real deal that happened on my team this week. 👇
A buyer’s agent wrote a repair request. The listing agent countered with a credit instead. 💰
But because our agent is actively in production, she caught something most agents would have missed.
That buyer had already maxed out their seller credits at close. ⚠️
An additional credit would have done absolutely nothing. It would have defaulted right back to the seller.
The ONLY real options were a repair request or a price reduction. 🔧📉
That’s the difference between an agent with a license and an agent who is currently producing.
Does it matter how long someone has been licensed? Not really. 🤷
What matters is this 👇
✅ Are they doing 10+ deals a year?
✅ Are they current on today’s rules, standards, and requirements?
✅ Are they sharp enough to catch what others miss?
