Jim has been a godsend through this whole homebuying process! He demystified each step of the way, helping me understand what was going on and what I needed to pay attention to. This is the third time working with Jim, this time to help us find our "forever" home. Jim is patient, listens to your needs, and spends time helping you understand the process (and what you're getting into if there are some challenges for the home).

A few examples:
- Looked at a about a dozen properties that didn't quite work for us. The day we found what would be our future home I text Jim to see if we could check out the property...and Jim had actually sent us a link to the SAME property an hour earlier, suggesting we check it out based on what we were looking for!
- Getting ready to purchase the property Jim pointed out some concerns that we would have missed. With Jim's contacts we were able to get a plumber and 2nd pest inspection done. There were some things the seller's inspection missed (including a leak) and we were able to get a nice credit because of his efforts.
- He definitely knows his stuff and his past appraiser experience shows. He was able to point out property strengths and some concerns or minor issues that we should be aware of down the road. Knowing the market he was able to help us put a competitive offer together without overpaying...I honestly don't think we would have gotten the house if it wasn't for his understanding of the market.

Jim sold us our place in Lake Tahoe; he was a big reason we got the greatest house. We were really determined to buy a different home that was a bit of a stretch on our budget, and the seller was not willing to work with us. Rather than convince us to increase our budget, Jim never pressured us on the sale (in fact, Jim played middle man on a lot of uncomfortable negotiating by the seller). He continued looking, and we eventually found the right home at the right price. We appreciated his willingness to broker us the right deal for us, rather than seek the higher commission check. While browsing through houses online not sure where to begin, one night this realtor reached out (which about ten had already) instantly I responded thinking hey would just be like the rest who had signed me up on a mailing list and emailed me house and disappeared! Jim and his team exceeded my expectations. We had two sales and a purchase that had to be coordinated with an exchange and everything came out perfectly. The communication between myself and the team was exceptional. There was never a call, email or even a text that didn't recieve a quick response. Every promise and comittment delivered. Jim's advice was amazingly accurate on every piece of advice he gave from listing price to negoiations to dealing with tenants. His calm and confident demeanor put me at ease that he knew exactly what to and all I had to do was relax. We were living out of state and looking to relocate back to the area and found James online. We finally arrived and met with James and started touring homes immediately. James was very patient and easy to get a hold of and always responded immediately. After viewing many homes we finally settled on the perfect one in the best location and we love it here. We did need some specific things done to the home to accommodate a disabled veteran. James was our guy for that too. As a General Contractor it was easy to be able to view the homes and see what changes could be done prior to the purchase and this was a valuable service. We had a difficult sell of our previous house and James stayed by our side through the whole thing. He kept us updated on everything pertaining to this house and even had more information on our previous house that our own real estate agent didn't know.

Jim helped me find my new home in late 2015. He was very knowledgeable about the entire greater Sacramento area, and was very patient as I tried to find the right house. So glad I didn't settle for something that wasn't right, as I'm now in the perfect home.

Jim was also very good at spotting sub-par renovations, pointing out things in un-renovated houses that could be done to make improvements, and other things I probably wouldn't have thought of on my own.

Jim Amen is the only realtor I will ever use. I started with a lender and was using the realtor he recommended but things went downhill fast as the realtor was late, unreachable and had little experience. I switched to Jim because my best friend purchased her home with him. Once I switched my lender became less cooperative and bungle after bungle ensued.
