With companies like Compass pushing the model and deals involving Redfin, more listings could start living outside the MLS.
That means buyers may not see the full market, sellers could lose exposure, and fewer eyes on a property may mean less competition and lower prices. 📉

🏠 Buying a manufactured home… do you still need escrow? 🤔
One of our agents was helping with a For Sale By Owner, and the seller didn’t want to use escrow. 🚩
Turns out… the son was trying to sell the home, but his father was actually the owner and was out of the country.
Here’s the scary part 😳
In California, manufactured homes are transferred through HCD, and the documents don’t have to be notarized.
So technically the son could have signed the paperwork… even though he wasn’t the owner.
💡 If the deal goes through escrow, there are notaries, verification, and protections for both buyer and seller.
My opinion? Always use escrow.
