Here is my take. If you are an escrow or title officer and you want to close a transaction before the contractual close of escrow date, you need one of two things:

✅ A signed addendum updating the close of escrow date ✅ A written email from buyer, seller, AND both agents agreeing to the early close

A phone call is not protection. For anyone. 📋

Verbal instructions leave every party exposed. The buyer. The seller. The agents. And honestly... escrow too. ⚖️

NAR certainly feels more like the Mafia than an organization that helps "realtors." I feel like I'm being strong-armed by the mob so I can use a trademark and an MLS. But since I have only been licensed since December I cannot speak to the "old way." But I do notice that trying to explain buyer commissions to both buyers and sellers creates a ton of confusion and skepticism for both parties.
