No. I would not tell my buyers to wait as waiting doesn’t mean rates will lower currently we are lower rate wise than what we were at this time last year. Markets and rates shift for various reasons and can fluctuate so waiting is in my opinion not usually the route to go.

If the buyer didn’t remove contingencies in 48 hours, the seller could cancel without them even realizing it. ⏰
Why would an agent do that? 🤔
Maybe they got a better offer. Maybe the seller wanted out.
Either way, sneaking a Notice to Perform inside a repair response is not okay. ❌
That’s the kind of move that leads to litigation and board complaints. ⚖️
